Valleyview Residential Lot Development Phase 2 and 3

The Valleyview development is a multi-staged residential subdivision development being constructed in the south of Camrose Drive
along Valleyview Drive (the southern extension of Parkview Drive).

Project Profile:
The remaining work on Phase 2 of the Valleyview Subdivision involves the installation of the sidewalks, pararamps, and
individual lane aprons.
The 2007 Phase 3 component of this project involves surface improvements includes the installation of the sidewalks,
pararamps, and individual lane aprons, as well as the construction of concrete drainage swales to provide back-of-lot
property drainage (this was started in 2006, but was delayed due to the early winter).
The 2007 planned work for Phase 4 includes all surface work (roads, curbs & gutters, road signage, &
fine lot grading), the installation of all shallow utilities (power, gas, cable, & telephone), and the
installation of the concrete back-of-lot drainage swales. Phase 4 lots
may be available for purchase & house construction in 2007 or 2008 during which time, sidewalks, pararamps,
and lane aprons will be constructed.
In 2006, the underground installation of the deep utilities (water, sanitary, & storm sewer) began for Phase 5,
the final phase for the Valleyview residential subdivision. Due to weather delays from the early winter, the installation
of these utilities had to be postponed until 2007. In 2007, we plan to complete the remaining portions of the underground
utility installations, as well as the major grading work to establish future drainage routes. Generally, underground
utilities are installed one year in advance of any surface improvements such as paving and sidewalks, as the majority of
trench settlement typically occurs within the first year of installation. By delaying surface improvements we minimize
concrete cracking and "dips" in road surface resulting in a higher quality product for the property purchaser.
As much of the underground utilities were installed in 2006, City Council may choose to proceed with some or all
of the following projects in 2007: surface work (including roads, curbs & gutters, roadway signage, & fine
lot grading), installation of shallow utilities (power, gas, telephone, & cable), and the installation of
concrete drainage swales, sidewalks, pararamps, and lane aprons.
Engineering:
The design and site supervision of this project will be conducted by the City Engineering
Department and Bel-MK Engineering Ltd..
Contractor:
The current contracts for this subdivision work have been awarded as follows:
- Phase 2 & 3 separate sidewalks & miscellaneous concrete – J. Branco & Sons Concrete Services Ltd.
- Phase 3 concrete drainage swales – Joe's Concrete
- Phase 4 surface – Border Paving
- Phase 4 concrete drainage swales – not awarded at this time
- Phase 4 separate sidewalks & miscellaneous concrete – not awarded at this time
- Phase 4 shallow utilities – T.C. Backhoe
- Phase 5 underground utilities – Central Oilfield
- Phase 5 surface work – not awarded at this time
- Phase 5 shallow utilities – not awarded at this time
- Phase 5 concrete drainage swales – not awarded at this time
- Phase 5 separate sidewalks & miscellaneous concrete – not awarded at this time
Budget and Funding:
The total budget for this year's work (2007) is $2,450,000 with funding from the City Land Fund Reserve / Lot sales.
Schedule:
- Concrete work is complete in phase 3.
- Central Oilfield has completed the underground utilities.
- Underground utilities now complete in phase 5.
- Fencing is underway in phase 3.
