Valleyview Residential Lot Development

The Valleyview development is a multi-staged residential subdivision development being constructed in the south of Camrose Drive around Parkview Drive.

Project Profile:
The remaining work on Phase 2 of the Valleyview Subdivision involves the installation of the shallow utilities and sidewalks. The 2006 Phase 3 component of this project involves surface improvements including curb and gutter installation and will commence in the spring of 2006.
The 2006 Underground Phase 4 and 5 components involve the installation of the water, sanitary and storm mains on 56 and 57 Street as well as 23, 23A and 24 Avenue. Deep utilities are installed one year in advance of any surface improvements such as paving and sidewalks. As the majority of trench settlement occurs within the first year of installation. By delaying surface improvements we minimize concrete cracking and "dips" in road surface resulting in a higher quality product for the property purchaser. The project will complete the remaining deep underground services to all the remaining lots in the Valleyview Subdivision.
Engineering:
The design and site supervision of this project will be conducted by the City Engineering Department and Bel-MK Engineering Ltd..
Contractor:
Border Paving has been awarded the contract for Phase 3 paving. Joe's Concrete will undertake the contract for the sidewalks in Phase 2.
Budget and Funding:
The budget for this years work is $1,500,000.
Schedule:
Concrete curb and gutter installation was complete by early August.
Road base construction and paving was completed in August.
Shallow utilities were completed in December.
Installation of concrete sidewalks has been postponed until 2007.
Underground work in Phase 4 and 5 began in November. Remaining underground work is scheduled for spring 2007.
