Subdivision Development
Century Meadows Phase IV
Project Profile:
Century Meadows is a multi staged residential subdivision development located in the southwest corner of Camrose. One hundred and twenty five of the two hundred and sixty eight lots have been completely serviced and home constructed. The 2002 phase of this development will see an additional eighty seven residential lots available for house construction by July 1st, 2002.
Lot sales remain strong and the City expects to complete the development within five years.

In the Spring 2001 the installation of underground utilities to complete the deep servicing was completed. Deep utilities are installed at least one year in advance of any surface improvements such as paving and sidewalks. The majority of trench settlement occurs within the first year of installation. By delaying surface improvements we minimize concrete cracking and "dips" in road surface resulting in a higher quality product for the property purchaser. The construction of surface improvements (paving & sidewalks, shallow utilities, street lighting etc.) this spring will complete the Elliot Drive loop as well as all roads north of 32 Avenue. (see map) The boulevards in the area will be topsoiled with tree planting in October.
The adjacent area’s will see a sharp increase in construction related traffic with no impact to area residents accessing their homes.
Engineering
Design and site supervision of this project will be conducted by the City Engineering Department.
Contractor
The tender was awarded to Border Paving.
Budget and Funding
The budget to complete the surface component of the development is $1,350,000.00 with funding from City Land Fund Reserve / Lot sales.

| Road had been stripped and clay graded to prepare for gravel. Stake placement (which identifies the height and location of concrete for the curb and gutter) has been completed. | Last road being disked to reach the optimum moisture content for the clay. The clay will then be flattened and compacted to prepare the road for geo textile fabric and gravel. |

| Installing gravel -- geo textile fabric has been placed over the clay and the gravel road structure is being placed. | Gravel is being compacted to make sure that it is at the correct grade. |

| String placement has been completed allowing the curb and gutter machine to use it's sensors to determine the height and location for curb and gutter placement. | The foreman supervises as the curb and gutter machine excretes the concrete into place. |

| Sidewalk connections from one phase to the other phases are in the process of being completed. Bottom lift pavement is complete. |
- Lanes have been paved. Gas company is finished. Park development and boulevard tree planting begins at the end of September.
